When Lori Bancroft (Talia Balsam) moves into a new apartment, her landlord Gunther (Kinski) shows her around.

Gunther, although seemingly pleasant on the outside, harbours inner demons which stem from his days as a young boy watching his father, a doctor at Dachau concentration camp, torture and kill innocent people.

Gunther takes pleasure in self-harm but also in watching others suffer, frequently capturing his tenants and removing their tongues so they cannot speak.

When Lori figures out who her landlord truly is, will she be able to escape before it's too late?
